The site is currently occupied by the Lodge of the East Ham Cemetery. This is a four bedroom dwelling house with ancillary garden, garage and outbuildings, an adjacent maintenance yard and the first section of the cemetery access road.  The lodge has historically been used for a live in caretaker at the cemetery. This is no longer required by the operator of the cemetery.

PLANNING

Planning permission was granted on the 17th April 2018 (18/00130/FUL) for the demolition of an existing detached house and the erection of six dwelling houses and two flats comprising of the following mix:

A further set of gates will be located at the western end of the site to separate the cemetery. A portion of the adjacent land is to be developed as greenspace and includes a section of the redundant maintenance yard.

No affordable housing provision is required and the planning consent is not subject to any Section 106 obligation. The development will be subject to Community Infrastructure Levy (CIL) with the London Borough of Newham and the Mayor of London.
