World Society for the protection of Animals were based on Albert Embankment.

The charity had a lease that was up for renewal and spent 6 months trying to negotiate a new lease to remain in their office. The landlords wanted a rent in excess of £20 psf and were not initially prepared to offer a rent free period.

Unbeknown to the charity, whilst the landlords negotiated with WSPA, they were also trying to let the space to another occupier in the building and eventually asked WSPA to vacate without giving them any options to extend thier lease and leaving only a short period of time to relocate 120 staff to alternative Central London offices.

We immediately commenced looking for space and having seen over 40 buildings across Central London, a shortlist of 3 properties was drawn up.

Negotiations took place and the end result was that Savoy Stewart agreed for the charity to acquire a newly refurbished air conditioned floor of just under 13,000 sq ft close to Kings Cross and Chancery Lane Stations at a rent of under £25 psf with a fixed service charge and rent for 8 years.

A 2 year rent free period was also granted.
