E Thames Graduate School are a rapidly expanding London based Higher Education Institution offering quality education at an affordable price.
Following on from their acquisition of various small Campus Buildings in the Ilford area, the decision was taken to seek a flagship property to be used as a new campus in Central London.
Savoy Stewart were approached for strategic property advice and having considered various locations, a property in the Docklands.
The property comprised some 45,000 sq ft and was on the market for a rent of £32.50 psf.
Following on from some months of intense negotiations Savoy Stewart were able to agree a deal on the basis of a 10 year lease at a rent of £15 psf together with a 2 year rent free period.
A planning application was made to Tower Hamlets to change the use of the property from B1 office use to a D1 use enabling the school to use the property for education purposes.
Planning permission was granted within 8 weeks and the client took possession of the property at the start of 2010.
